Emergency Plumber for Mission Lakes Country Club: Sewer or Septic, and What the Association Decides

A golf-community address raises its own questions: sewer or septic, who owns which pipe and what the association decides. Call Desert Hot Springs CA Expert Plumbers with your street; below is what to check first.

A leak or a slow drain at a golf-community home: do this first

Mission Lakes Country Club is an older master-planned golf community on the west side of Desert Hot Springs, and a plumbing problem there tends to start the same way as anywhere else: water where it should not be, or a drain that will not clear. A few steps limit the damage before anyone arrives.

  1. Close the main water valve if water is running and you cannot see where it is coming from.
  2. Stop using sinks, showers and the washing machine if a drain is slow or gurgling.
  3. Photograph the wet area or the standing water before you move anything.
  4. Note whether the problem is at one fixture or at every fixture at once.
  5. Check whether your home is on a sewer line or a septic tank, because the answer changes what we can do.

Then call and tell us the street, such as Clubhouse Blvd, Mission Lakes Blvd, Spyglass Ave, Hoylake Rd or Apawamis Rd, and what the water is doing.

Older homes often have older drain pipe, and a slow or leaking drain connection is worth showing to the plumber before anything is cut.

Sewer or septic: the first question for Mission Lakes homes

Not every home near Desert Hot Springs is on a sewer main. One public listing for a Mission Lakes home gave septic tank as its sewer type and a water district as its water source, and that is one home, not the whole community. Your own paperwork, or a call to Mission Springs Water District at (760) 329-6448, is the way to find out which system serves your address.

If your home is onWhat it means for a drain problemWhat this site covers
A sewer mainThe pipe from your house to the main is the owner's to maintain, under the district's Title 6 rulesDrain clearing, camera inspection and sewer line repair
A septic tankA slow drain can be the tank or the leach field, not only the pipeDrains inside the house and the line out to the tank. Not tank pumping or leach field repair

Hard water and a water heater that wears out early

Mission Springs Water District's published water quality report gives hardness anywhere from 79 to 340 milligrams per liter across its sources, which works out to roughly 5 to 20 grains per gallon. Which end you get depends on the source that serves your address, so read the report for your own system.

Hard water leaves scale on faucet aerators, inside the tank and on heating elements. A water heater in an older home can lose capacity as that scale builds up, and a heater that rumbles or runs out of hot water early is often showing it.

Our pages on a tank that rumbles or runs cold and treating hard water at the source cover what can be done and what to ask a plumber before you agree to it.

Symptoms and the service each one points to

A rough match saves time on the phone. Each service page explains what a visit covers.

What you noticeWhere to read more
Water stains on a ceiling or a wall, or a damp floorfinding the source of a hidden leak
A bill that jumped with no change in habitschecking a high bill for a leak
No hot water or water pooling at the heaterwater heater repair at a Mission Lakes home

Water already on the floorremoval and drying after a leak

Older homes are common in the area, and across the city about half of the housing was built before 1990, so ask your plumber what the supply pipe is made of before agreeing to a repair or a replacement.

The HOA, the clubhouse and who decides what

Mission Lakes homes sit inside a golf community with a clubhouse at 8484 Clubhouse Blvd and a homeowners association whose dues cover amenities. Dues cover the amenities, and that does not tell you who owns a given pipe, so check your own documents before assuming that the association will fix something.

Ask these before work starts: whether the association must approve exterior work, whether the shutoff and the meter sit on your lot or on common ground, and whether anything about the line in front of your home is the district's. A plumber can only work where you have the right to authorize it.

Checking a plumber's license before work

Before you agree to a job, look up the contractor's license number on the Contractors State License Board's online lookup and check that the classification fits, since plumbing work falls under the C-36 classification. License details are available on request.

A plumber should be able to show you the part being replaced, and the license number should check out with the state board first.

Storm days and road access to the west side

Tropical Storm Hilary in August 2023 closed North Indian Canyon Drive between Mission Lakes Boulevard and Pierson Boulevard, and a December 2025 storm closed Indian Canyon Road between Pierson and Mission Lakes. Those were road closures, and the reports did not describe homes.

If a wash is running or a road is closed, say so on the call. A plumber needs a safe way in, and we will say when a visit has to wait. Once the water has passed, a wet house needs drying quickly, so read what drying a wet home involves for how that works.

Mission Lakes details to have ready before you call

These let us say whether we can help and what the first visit should cover:

  • The street address and the nearest cross street. A landmark such as Cabot's Pueblo Museum or the Two Bunch Palms resort does not tell us which district serves you, so give the address.
  • What is happening, and since when.
  • Sewer or septic, if you know.
  • Whether the main water valve is closed and where it is.
  • Any gate code or access rule for the community.

We confirm that your address is somewhere we can reach before booking, and we do not promise an arrival time on the phone.
